Bulgarian Property Shop Ltd.propose two ways to purchase real estate property in Bulgaria.
- Online Internet Sales - choose best property for you contact us by either email or telephone to inform us of the property you wish to purchase and we will require the following information : Ref No. of the Property to be Reserved and Payment Amount.
- Purchase Propery after Viewing Trip - you may need to stay at least week in Bulgaria in order to complete your property viewings and decide on your purchase – a property with or without land. Then you have to start the deal of acquiring the property.
If a foreigner wants to buy and manage a property in Bulgaria, he has to register a limited company in the country. For registering a company we charge a fee of 600 EUR, which includes all the country taxes and preparation of all the paperwork, all that is needed. Our team of lawyers will fully assist you in registering your LTD company, you will need only to decide on a company name and who will be the official company manager. The registration of the company will takes approximately 14 working days. When we register your company you must deposit a sum of 5000 BGN (2600 EUR / 1800 Pounds approximately) into your company bank account to show working capital. After registration is completed, the money can be used as part of your purchase price.
After purchase completition, a new property valuation is issued which carries a small tax liability. Depending on the property there are other costs. These are other preliminary fees (very low), payable separately, such as: a notary fee, property purchase tax, stamp-duty, etc., ranging from 300 to 400 EUR (for a country house) or about 3% of the property price. For each purchase of a property made by our Intermediation we charge 3% commission. The commission is payable on signing the preliminary contract for property purchase and paying the deposit.
